The Real Estate (Regulation and Development) Act, passed in 2016, is aimed at bringing greater transparency to and regulating activity in real estate. The Act mandated for respective state governments to establish their own Real Estate Regulatory Authorities (RERAs).
The TN-RERA website is host to useful information for buyers of a given project, including details of the promoter (or the builder), information about the project’s location (specific to coordinates), and other details of the project such as the area of land it is being built on, and the carpet area of its units.
How to Search for Your RERA Registered Project in Tamil Nadu Online?
Step 1: Go to the Tamil Nadu RERA website at https://www.rera.tn.gov.in
Step 2: Hover over the menu bar, and select “Tamil Nadu” under the Registered Projects sub-menu.
Step 3: Projects in Tamil Nadu are displayed by the year they were registered in. You may click on the year relevant to your project.
Step 4: The projects are displayed in a tabular format. To search for a particular project, you could use the search box located on the right. You can also download the entire table as a PDF, or export it to an Excel file.
Step 5: Upon finding the row corresponding to your project, you can have a preliminary look at some of the information available such as the name and address of the builder, the project’s registration number, location, and its completion date.
If you’d like a deeper look at the project’s details, including details of the carpet area of its units or the contact details of the promoter, you would have to click on the relevant link in the “Other Details” column. "Promoter & Project Details" will have the Form - A attached, which is the document that contains information about the builder, and the land the project is being built on.

It should be noted that all documents uploaded do not necessarily follow the same format, and therefore not all projects will have the same amount of information available. The information available will also not necessarily be in the same manner. For instance, not all projects will have the configuration of the units mentioned in the “Carpet Area” document.
