Property Sales Trends in Hyderabad (April - June, 2022)

Registered property sales in Hyderabad have witnessed a decline in volume of 46.5% in the second quarter of 2022 (April to June, 2022), compared to what was seen in the previous quarter (January to March, 2022).

Property Sales Have Seen a Decline in Q2, 2022

The decline observed in sales can be explained by the Government of Telangana's decision to increase market values for property registrations in February.

The spike observed in property sales transactions towards the end of January is also explained by the move, with a surge in registration requests reported during the period, in addition to glitches experienced on the Dharani portal.

A Similar Decline in Sales was Observed in Q2, 2021

Comparing sales figures from the same period last year, it was seen that the second quarter of 2021 experienced a 47.3% decline in registered sales transactions, compared to the preceding quarter.

However, as property registrations in May, 2021 were halted due to the imposition of a lockdown among rising COVID-19 cases in the state, it is difficult to say whether this decline is seasonal.

Affordable Sales (ticket size < 45 Lakhs) Continue to Drive Sales Volume

Even though affordable sales (ticket sizes < 45 Lakhs) continue to make up for the majority of sales transactions in the city, it can be seen that their share relative to other segments has been declining.

Mid - Segment (ticket size 45 - 75 lakhs) and Premium (>75 Lakhs) properties, on the other hand, have observed an increased share of overall sales transactions.

Hayathnagar Saw the Most Number of Sales Transactions

Taking a closer look at the geographical distribution of sales in the city, it is seen that the northern parts of Hyderabad saw a large number of sales transactions, with 4 of the top 5 areas located in those regions.

Bachupally and Serilingampally are located in the north-western parts of the city, while Keesara and Ghatkesar are located in the north-eastern parts of the city.

Hayathnagar, which was the top area for sales overall, however, is located in south-western Hyderabad.
